Who this is for

What we can act on
A warm introduction, registered before we have met the prospect. An email or call introduction, or a meeting attended together. A cold name and a phone number is not something we can work with, and it is not something the programme pays on.

Register the introduction below. We confirm within one business day whether it is registered or already in our pipeline. From there we pursue, bid and contract the work, and we keep you in the loop on where it stands.

Register the introduction
Use the registration form on this page, or email estimating@old-ironsides.com. Include the prospect's legal name, the project address, an estimated contract range, and how you know the owner or tenant. Licensed salespersons copy their responsible broker.

We pursue, bid and contract
We confirm the registration within one business day, then run it like any other opportunity: scope, estimate, proposal and contract. You are told where it stands.

You are paid on the schedule
If the introduction becomes a signed contract and the owner makes the first payment, the fee is paid on the schedule in the Referral Partner Agreement. Ask us for the full programme details and we will send them.
The Fine Print

The full Referral Partner Agreement, including the fee schedule and payment terms, goes to registered partners.
The programme is open to anyone who is not on Old Ironsides payroll as a salesperson: commercial real estate brokers, tenant representatives, property and asset managers, architects, engineers, interior designers and other design-team members, existing and past owners, tenants and public-agency contacts, vendors, franchise development teams, attorneys and CPAs, and trade partners or other contractors referring non-competing scopes. Company employees are not eligible; those introductions belong in the internal sales plan.
The introduction must be registered in writing before our first substantive meeting or bid, and the prospect must not already be an active opportunity in our CRM within the prior twelve months. It has to be warm: an email or call introduction, or a meeting attended together. A cold name and phone number is not payable. Old Ironsides must then execute a construction contract with that owner or tenant for that project, and the owner must make the first contract payment.
A registration is valid for 180 days. If no contract is signed in that window it expires unless extended in writing because the opportunity is still live. If two sources register the same company, the first complete registration controls for that project address or suite; a different building or a different legal entity is a new registration. Split claims on the same deal are settled 50/50 unless the parties agree otherwise in writing before contract signing.
Commercial work Old Ironsides performs within 150 miles of the centre of Bakersfield: tenant improvements, commercial remodels and renovations in occupied buildings, ground-up commercial and industrial construction, design-build and CM/GC delivery, and public works for school districts, municipalities, airport authorities and county agencies. Public sealed-bid work won solely on low price may be excluded or treated differently at company discretion.
The referrer must tell the client they may receive compensation from Old Ironsides. If the referrer is a California DRE licensee who also represents that owner or tenant in a sale, purchase or lease, the licensee must disclose in writing, before or coincident with the meeting of the minds on that representation, that the licensee or their broker may be paid by Old Ironsides, and must state the formula. Old Ironsides discloses the same in the proposal or contract package. Licensed salespersons must have broker approval before registering, and a signed agreement, broker countersignature where required, and a current W-9 on file before any payment.
No. No fee is paid on any introduction tied to a settlement service on a federally related mortgage loan secured by a one-to-four unit residential property. That includes a purchase-money loan, refinance, home-equity loan, or construction and rehab loan on one-to-four residential units, and any introduction made as part of the closing or settlement package on that loan. A standalone commercial-style remodel or tenant improvement not connected to such a mortgage may be registered. This exclusion is mandatory and cannot be waived by a partner or an estimator.
